What is a Like Kind Exchange?

Internal Revenue Code section 1031 establishes the rules for like-kind exchanges. This is a tool that can be used by private landowners to defer real estate transfer taxes by exchanging one piece of property for another.

 

Year End Exchanges
By:

Like-kind exchanges that commence in one tax year and end in a subsequent tax year are sometimes called Year End Exchanges. Year End Exchanges contain some unique benefits and some hidden pitfalls.

 

Qualified Intermediaries
By:

A qualified intermediary (QI) is a neutral party who may assist a landowner in facilitating a like-kind exchange. The QI enters into a written agreement, known as the exchange agreement, with the landowner.
